Roof Inspections

Before jumping to a costly replacement, trust us to assess your roof thoroughly and offer honest, expert advice. Many roofs can be repaired, extending their life for years—don’t let an inexperienced opinion steer you wrong. Let us put our expertise to work for you, and ensure you know how much life remains and help you realize that extra time.

With decades of hands-on experience in the challenging weather conditions of Oregon and Washington—rain, snow, wind, and sun—Raindrop Roofing Northwest brings unparalleled expertise to every roof inspection.

Unlike sales-driven representatives who may lack practical experience, our team has been in the field, installing, repairing, and maintaining roofs for years. We know the full roof system inside and out, so we can spot issues others might miss—whether it’s hidden leaks, rotting, or the true remaining lifespan of your roof.

Frequently Asked Questions

Identify roof problems while they can be repaired and before they compromise the full roof. We highly recommend roof inspections to educate both buyers and sellers about the roof’s current condition, necessary repairs, and the roof’s projected lifespan during a real estate transaction.

Our inspections are tailored to look for current issues and potential problems with your roof type. We rely on our deep experience with many roof types AND a detailed inspection list to evaluate your roof’s projected life and weak points. Here are some of the key aspects we evaluate while we’re climbing on your roof:

  • What is the condition of shingles, shake, metal, tile, or low slope roofing?
  • Are flashings working and in good condition? (Flashings prevent water from leaking between roofing materials and walls, chimneys, and skylights.)
  • Are pipe boots adequately protecting pipes and preventing leaks? How much longer will they last?
  • Is there rot? If yes, how extensive?
  • Our findings about each facet of your roof
  • A detailed account of rot (if found) and digital photos
  • Our recommendations for necessary repairs (or total replacement)
  • A projected roof life expectancy

Roof Certifications

Inspecting a roof’s condition to assess and certify its longevity is a norm for real estate purposes (lenders usually require 3-5 years of remaining life). During the inspection we look at aging and any damage or maintenance needed that would affect its ability to last for another 3-5 years. Once any work needed is completed, we issue a roof certification letter stating that it will last 3-5 years.
