What do you investigate during a roofing inspection?

Our commercial roof inspections are tailored to look for current issues and potential problems with your roof type. We rely on our deep experience AND a detailed inspection list to evaluate your roof’s projected life and weak points.  Here are some of the key aspects we evaluate:

  • Is there rot or wearing? If yes, how extensive?
  • What is the condition of the membrane, PVC, or TPO?
  • Has the torch down or hot mop roof been appropriately maintained?
  • Are shingles, tile, or metal damaged, cracked, buckled, or compromised?
  • Are there buckled seams, air pockets, water pockets, soft spots, cracked sealant, granule loss, fracturing (alligatoring), disbonded transitions, rusted flashing, holes in flashings, incorrect installation details on flashings and membranes, holes in the roofing or membranes?
  • Is there extensive ponding or leak potential because of damage, rot, or age?
  • Are masonry walls or mortar joints crumbling?
  • What is the condition of siding and windows?
  • Are there rotten or rusted vents?
  • Are HVAC curb irregularities present?
  • Is there adequate drainage?
  • How many layers of insulation?  How many layers of roofing?  Is there damage to decking?  Is the R-value of insulation adequate to current codes?  Are tax credits available?
  • Are flashings working and in good condition?
  • Are pipe boots adequately protecting pipes and preventing leaks? How much longer will they last?
